Descrizione della casa
Posta al secondo piano (appartamento unico su quel piano), di un edificio del XIX secolo che sovrasta il fontanone del XVIII secolo; l'abitazione domina, da posizione elevata, la valle fitta di vegetazione. Molto luminosa e silenziosa, essa si trova contemporaneamente nel cuore del piccolo borgo, ma affacciata sulla campagna.
La casa misura 66 mq (un rettangolo di 11 mt per 6 mt,) a cui si aggiungono i due terrazzi: quello grande di mq 11,52 (4,80 x 2,40); e quello piccolo, su due livelli, di mq 11,28 (2,27 x 2,90 + 1,62 x 2,90).
Composta di quattro stanze (due stanze notte + stanza grande / soggiorno + ingresso / sala pranzo), cucina (piccola) e bagno (sia vasca che doccia).
Completamente arredata. Stoviglie, posate, asciugamani, cuscini, lenzuola e coperte. Posti letto 4 eventualmente aumentabili fino a 6 utilizzando la sala pranzo o aggiungendo brandine nella stanza grande.
Sei finestre e due porte finestre (su tutti e quattro i lati) con infissi a doppi vetri. Riscaldamento autonomo (caldaia a gas per acqua calda / riscaldamento). Dotata anche di camino.
La stanza grande ha una finestra normale, una grande finestra con veduta sul castello di Riano, camino e porta finestra per accedere sul terrazzo piccolo da cui si gode una bella vista panoramica.
Description of the house
The house is located on the second floor (the only one on that floor) of a nineteenth century building overlooking a fountain of the eighteenth century. The house also overlooks, from an elevated position, the valley full of vegetation. The house is very bright and quiet, and is at the same time in the heart of the small village.
The house is 66 square meters (a rectangle of 11 m to 6 m,) plus the two terraces: one large square of 11.52 (4.80 x 2.40), and the small one, on two levels, 11.28 sq m (2.27 x 2.90 + 1.62 x 2.90).
The house consists of four rooms (two bedrooms + living room + dining room), small kitchen and bathroom (both shower and bath).
Fully furnished. Crockery, cutlery, towels, pillows, sheets and blankets. Four beds may be increased untill six by using the dining room or adding camp bads in the living room.
Six windows and two French windows (on all four sides) with double glazed windows. Heating (gas boiler for hot water / heating). Also equipped with a fireplace.
The living room has a normal window plus a large window with a view of the sixteenth century Riano's castle, fireplace and a French window leading to the small terrace where you can enjoy a beautiful panoramic view.

Per raggiungere Riano dall'Aereoporto di Fiumicino Leonardo Da Vinci
Prendere l'autostrada gratuita Aereoporto Fiumicino / Roma (A 91); poi il GRA (A 90) direzione Aurelia; proseguire sino all'uscita SS 3 Flaminia (direz. Terni); successivamente prendere la SP Tiberina che porta a Riano. Totale 55 Km, 42 min.
Per raggiungere Roma da Riano si può prendere, indifferentemente la Flaminia (più panoramica) o la Tiberina (consigliata: di 1 Km più corta e meno trafficata).
Per raggiungere Riano dalle autostrade A1 e A24
Proveniendo da nord, imboccare l'uscita 'Castelnuovo di Porto' dell'A1.
Chi proviene da Napoli o dalla Roma-L'Aquila può raggiungere l'uscita 'Castelnuovo di Porto' tramite la bretella 'Fiano - S. Cesareo' dell'A1. (dal bivio A1-bretella sino a Riano Km. 62,7 min. 39).
In alternativa si può scegliere di prendere il GRA ed uscire sulla Tiberina (dal bivio A1-bretella sino a Riano Km. 54 min. 39).
Dopo la rampa di uscita 'Castelnuovo di Porto' della A1, alla rotonda, prendere a sinistra (quarta uscita) la via Tiberina in direzione Roma.
Dopo circa 3 km imboccare, a destra, il bivio per 'Riano'. Percorsi circa altri 3 km (lungo la strada si incontra un comodo supermarket), dopo un tornante ci si trova alla base del paese, in un grande piazzale (Largo Montechiara) con un alto lampione in mezzo. Salvo che non si debba caricare o scaricare bagagli, quando si torna a casa è consigliabile lasciare l'auto nell'ampio parcheggio gratuito di Largo Montechiara e proseguire a piedi per 200 mt.
A 150 mt. dal parcheggio di Largo Montechiara si trova anche un bel parco giochi immerso nel verde.
La casa di Riano dista dalla Breccia nel Muro 36 Km (tempo di percorrenza 35 min) se si sceglie di percorrere il GRA. Questa soluzione è preferibile perchè la Tiberina ed il GRA (con 3 corsie) sono normalmente sgombre o con traffico fluido, e comunque non hanno semafori.
A pochi chilometri da Riano (20 Km, 22 min), lungo il GRA, si trova "Porta di Roma" il più grande centro commerciale della Capitale. 7.000 posti auto coperti, oltre 220 negozi tra cui: IKEA, Leroy Merlin, Auchan, Oviesse, MediaWorld, Apple Store, Decathlon, Coin, Mac Donald, H&M, Fnac, 14 sale cinematografiche.
How to reach Riano from Fiumicino Airport Leonardo da Vinci
Take the free highway Fiumicino Airport / Rome (A 91), then take the GRA (A 90) SS 1 Aurelia way. Stay on this road untill exit SS 3 Flaminia (Terni way), then take the SP Tiberina leading to Riano. Total 55 Km, 42 min.
To reach Rome from Riano you can take, regardless of the SS 3 Flaminia (more scenic) or the SP Tiberina (recommended: 1 Km shorter and less busy).
To reach Riano from the A1 and A24
Coming from the north, take the exit 'Castelnuovo di Porto' of highway A1.
Coming from the south (Naples or L'Aquila) you can reach the exit 'Castelnuovo di Porto' through the "bretella" 'Fiano - S. Cesareo'. (From the junction highway A1-"bretella" until Riano Km 62.7 min. 39).
Alternatively, you can choose to take the GRA and exit SS 3 Flaminia (from the junction highway A1-"bretella" until Riano Km 54 min. 39).
After the exit ramp 'Castelnuovo di Porto' the A1 at the roundabout, take a left (fourth exit) SP Tiberina, Rome way.
After about 3 km turn to the right, the turn-off for 'Riano'. After about another 3 km (along the road there is a supermarket), after a hairpin bend is located at the base of the country, in a large square (Largo Montechiara) with a high lamppost in the middle. If you have not to load or unload luggage, when you come to Riano, you should leave your car at the free parking in Largo Montechiara and walk on foot for 200 meters.
At 150 meters from the Montechiara's parking there is also a nice playground in the countryside.
